Pets are a hot topic these days in property management, both as a marketing tool and a legal issue when it comes to accepting service animals. Many renters are unwilling to part ways with their pets, and will immediately be deterred by a non-pet-friendly building. Renters with animals are increasingly common and accepting pets is becoming a “must” for property owners and management companies. Having a pet-friendly building is nearly as important as the amenities that you offer. You can’t sell your unit to a prospective renter if you can’t get them through the door. Increasingly, tenants are looking for buildings that have pet services as well. This includes dog-walking companies, pet sitting, on-premise pet grooming, and dog parks or dog runs. It is also a great way to increase income by charging $50-$100 per month for each pet.
To have a little fun with discussing pets, we’ve asked one of our guest authors, Skyla Gordon, to write a piece from the perspective of a pet. Enjoy!
My name is Lucky Dog and I sure am a lucky dog. RUFF!! I live in an apartment complex that loves me so much! They have just as many fun things for me as they do for my human. I have so many doggie neighbors to play with too, good thing my apartment complex allows humans to let their best friends live with them! My friend from down the hall tells me that he is a Dalmatian and his great grand daddy used to run in front of fire trucks to clear the way. He says the fire fighters would use Dalmatians because many are deaf so the sirens wouldn’t hurt their ears! He always has such wonderful stories to tell!
There are so many places here for me to run and play and do my business. There’s a big dog run for me and all of my friends. It even smells good; the smart humans put enzymes in the grass to make it smell fresh. BALL!! When I’m done, there’s even a special bowl for me to have a drink of cool water, right in the lobby! They even have treats waiting just for me! Everyone in the lobby just loves me. They smile and pet me and say, “Hi Lucky Dog!” I’m so glad my human chose to live here.
Even though I’m a big dog and have a big bladder, like most of my doggie neighbors, I still like to be walked every couple of hours. Sometimes my human isn’t home to walk me, and so a nice human from a dog walking company comes to take me on walks. I really like her; she gives me extra treats from the bowl in the lobby. Another human sometimes watches me when my human goes away for a couple days. Even though I miss my human, I’m glad to have someone give me belly rubs. I even have a green potty station on the patio for those times when I need to do my business between walks. SQUIRREL!! Sorry, what was I saying?
My human and I just love everything about this complex. We have vinyl floors, which are awesome on my paws and easy to clean. My human has a soft doggie bed waiting for me when I’m done running around the living room. When I need a bath, my human doesn’t need to wash me in the sink or bathtub, which can clog the drain, she just brings me straight to the doggie wash station. We don’t even have to leave the building! I can get a nice bath and smell really good for my human. When I get lots of baths, I don’t have to go to the vet as often because I don’t get fleas. My human and I are both happy!
Sometimes I get really excited when my human comes home from work and I jump up and scratch the door. OMG YOU DIDN’T LEAVE ME FOREVER!! My human isn’t even worried though because she has renters insurance, and it covers her when I forget not to scratch the door. Luckily for me, I’m not what my human calls a “restricted breed”, so her insurance covers me just fine.
My human and I are so happy in our apartment complex. RUFF RUFF!! I’m so glad that we live here with all of my friends. It’s like— this place was made just for me! Maybe that’s why my human named me Lucky Dog.
