Sky Properties provides residential, commercial asset and property management. Through knowledge, hands-on proficiency and attention to detail, we help properties reach the height of physical and fiscal performance.
We manage more than $250 million of Southern California real estate in a portfolio that includes well-tended buildings as well as those under our rehabilitation guidance. We succeed at increasing asset cash flow and total and net income while decreasing expenses even when working with limited resources and/or within a depressed or over-saturated market.

Market-Wise Asset Management.
Expert asset managers accurately identify and critique every relevant facet of a property -- from its market value to its market potential to the efficiencies and inefficiencies of day-to-day management. Our asset managers counsel clients with expertise and research. Buy? Sell? Renovate? Hold tight? Our asset managers' recommendations have proven valuable in up-cycles and down.
Our asset managers also counsel interested clients about prospective new ventures. For clients who so desire, the asset manager will actively seek out potential ventures, whether like-kind exchanges or new acquisitions; too, the asset manager can analyze those that the client brings to the table. We welcome client involvement regarding all areas of asset management and property management.
Savvy, Hands-On Property Management.
We have vacancy rates of three percent or less at every property we have managed for 24 months or longer -- full occupancy, often at above-market rents, at many of our properties. Our lease-up rate is among the best.
We demand hands-on proficiency from our managers and vendors and encourage continuing education and certification in relevant areas, including asbestos, lead and mold removal; HUD contracts and related processing; real estate marketing; accounting; and management and accounting software.
Our managers have Sky Properties' management training, exceptional problem-solving, multi-tasking, and superb people skills. They adeptly screen and sign quality tenants and vendors, treat each respectfully to maintain an atmosphere conducive to the property's health and well-being. Specialists in Property Rehabilitation, Conversion + Redevelopment.
We deliver properties from physical and/or financial disrepair to robust, sustainable health. We handle incremental renovations as well as complete tear-downs and can work with a wide spectrum of budgets and time frames.
We evaluate current conditions; identify areas for improvement in light of structural, budgetary and other constraints; determine and help clients evaluate cost-return projections; then lead the project from an idea through design, budgeting, permitting, demolition, construction and ultimately to final occupancy.
We have extensive experience, including with older buildings that have asbestos, mold and lead issues. Cost-return data regarding renovated buildings available upon request.

She has an eye for potential and a mind for budgets and details, talents she applies to building great management teams as well as great buildings. She is a strong believer in hands-on knowledge supported by pertinent formal training and has earned for herself and her growing company a litany of industry awards and commendations. She works proactively for rental property reforms and lectures on fair housing, real estate marketing and other subjects.
